Alexandria projects shine at 2025 NAIOP Northern Virginia Awards
City takes home four honors for Potomac Yard, Old Town developments
The city had a strong showing at the 2025 NAIOP Northern Virginia Awards, taking home four honors at the ceremony held on Thursday, November 20, at the Ritz-Carlton in Tysons.
Projects spanning Potomac Yard’s burgeoning Innovation District to Old Town earned recognition from the commercial real estate industry group, which presented 31 awards across membership, transactions, interiors and buildings categories.
Innovation District Pump Station wins community enrichment award
The Innovation District Pump Station in Potomac Yard received the Community Enrichment Award of Excellence. Hickok Cole submitted the project, with team members including JBG SMITH Properties, Clark Water, DAVIS Construction, and IMEG.

Educational projects recognized
Two Alexandria schools earned Build-to-Suit Awards of Excellence. St. Stephen’s & St. Agnes Upper School at 1000 St. Stephen’s Road took the private category honor. Orr Partners LLC submitted the project with construction by DAVIS Construction.

Virginia Tech Academic Building One, also in Potomac Yard, won the public Build-to-Suit Award of Excellence. SmithGroup submitted the project alongside The Whiting-Turner Contracting Company and FORM Architects.

Old Town residential design honored
The Grayson Apartments, a multifamily residential project at 1215 N. Fayette Street, received the Multifamily Residential Award of Merit. SK+I Architecture submitted the project, with DAVIS Construction on the team.
NAIOP Northern Virginia is the local chapter of NAIOP, the Commercial Real Estate Development Association. The organization represents nearly 900 members serving the Northern Virginia market.
