Affordable housing waitlist opens next week for first units at Sansé

The development on Mount Vernon Avenue will begin accepting residents in August; a one-week application window opens at midnight April 20

Housing Alexandria will open a waitlist next week for the first available units at the Sansé, the new affordable apartment community at 3600 Mount Vernon Avenue in the Arlandria-Chirilagua neighborhood — marking a significant milestone for what the city has called its most ambitious affordable housing investment to date.

The waitlist opens at midnight on April 20 and closes at 11:59 p.m. on April 26. Applicants will learn their place in line on May 4, after which selected applicants will be contacted to schedule eligibility appointments. Joining the waitlist does not guarantee a unit. The application is available in English and Spanish.

The first phase of the Sansé — 206 units ranging from junior one-bedrooms to three-bedrooms — is expected to be ready for occupancy in August. Twenty-four of those units will be accessible, including one-bedroom, one-bedroom-with-den, and two-bedroom configurations.

The Sansé is the larger of two buildings in the Glebe-Mount Vernon Redevelopment at the intersection of Mount Vernon Avenue and Glebe Road. City Council approved the final piece of financing for the development's second building, the Naja, in March. The Naja, a 79-unit building that will also house a Neighborhood Health clinic, is expected to open in early 2028.

To qualify, applicants must meet income limits based on household size and the affordability level of the unit, expressed as a percentage of Area Median Income. Units are available at 40%, 50%, 60% and 80% AMI levels. For a single person, income limits range from $45,920 at 40% AMI to $91,840 at 80% AMI; for a family of four, limits range from $65,560 to $131,120. Minimum income thresholds also apply — starting at $32,610 for one-bedroom units and $44,550 for three-bedrooms.

Monthly rents vary by unit type and affordability level. One-bedroom units range from $1,087 at 40% AMI to $2,317 at 80% AMI. Two-bedrooms range from $1,295 to $2,771, and three-bedrooms from $1,485 to $3,190. Utilities are not included, and rents are subject to adjustment this spring based on federal guidelines.

To be eligible for a unit at Sansé, applicants must income qualify. Depending on the affordability of the unit (expressed as a percentage of AMI or the area median income), total household income must fall between minimum and maximum limits (listed in these tables)

Amenities will include a community room, fitness center, family playroom, bike storage, playground, free basic wifi and limited free parking.
