ALEXANDRIA, Va. - The City of Alexandria has mailed first-half 2026 real estate tax bills, refuse fees and stormwater utility fees to property owners and mortgage companies, with payment due Monday, June 15, the city announced Friday.

The 2026 real estate tax rate is $1.135 per $100 of assessed value. The first-half refuse fee is $250 per can, half of the $500 annual rate that covers both fiscal years 2026 and 2027. The first-half stormwater utility fee is $170.15 per equivalent residential unit, half of the $340.30 annual FY 2026 fee. Unlike the real estate tax, the refuse and stormwater fees run on the city's July-to-June fiscal year.

Late payment penalties begin June 16. Real estate taxes paid after the due date but by June 30 carry a 5% penalty; payments on or after July 1 carry a 10% penalty, or $10, whichever is greater. The refuse fee carries a 10% late penalty. Interest accrues at 10% annually in the first year on unpaid taxes and refuse fees, and at 6% annually on unpaid stormwater fees. The stormwater fee has no late-payment penalty, but appeals to the director of the Department of Transportation and Environmental Services are due by June 15.

The Code of Virginia does not allow the city to waive tax, penalty or interest due to inability to pay or failure to receive a bill, the release said. Property owners who do not receive a bill and do not have taxes paid through a mortgage company should contact the Treasury Division at payments@alexandriava.gov or 703-746-4800, Option 2, before June 15. Balances and payment history are available at realestate.alexandriava.gov.

Payments can be made online by eCheck at no fee or by credit card with a fee at alexandriava.gov/Payments; by mail to City of Alexandria, P.O. Box 34750, Alexandria, VA 22334-0750; in the 24-hour drop box outside 100 North Pitt Street, which must contain payments by midnight June 15; or in person at the West End Finance Office, 4850 Mark Center Drive, Suite 2011, weekdays from 8 a.m. to 5 p.m. With City Hall and Market Square under renovation, finance operations have moved out of City Hall.

Residents 65 or older, or permanently and totally disabled, may qualify for the city's Real Estate Tax Relief Program for the Elderly and Disabled; applications for 2026 relief are open through April 15, 2027. Military veterans with a service-connected, 100% permanent and total disability certified by the Department of Veterans Affairs may qualify for a full real estate tax exemption on their primary city residence.
