Draft Duke Street plan is out, and city council could vote by December

The 253-page draft caps most redevelopment at 85 feet, ties taller buildings at Foxchase and Mason at Van Dorn to affordable housing, and expects one or two new buildings a year. Comment closes Nov. 13.

Proposed maximum building heights in the draft Duke Street Land Use Plan, released Sept. 29. Yellow and orange areas stay at 35 to 45 feet; most redevelopment sites along Duke Street are capped at 85 feet; purple marks 150-foot zones, most of them sites that already hold high-rise buildings. Bracketed figures in the legend show heights available with bonus density for affordable housing. (City of Alexandria)

ALEXANDRIA, Va. — The city published the full draft of the Duke Street Land Use Plan Tuesday evening, the first comprehensive rewrite of land use guidance for the corridor since 1992, and told a crowd at Patrick Henry Recreation Center that it intends to bring the plan to the Planning Commission and City Council in December.

"This is still very much a working draft," said Jeff Farner, deputy director of the Department of Planning and Zoning. "Did we get it right? Our goal is to get community comments, not only tonight but leading up to a timeframe where we can get community comments, perhaps change the plan, and then our goal is to docket this for the Planning Commission and City Council in December."

Public comment is open on the city's Engagement Hub through Friday, Nov. 13, about two weeks later than the Oct. 28 deadline announced Sept. 11. Staff said comments received after that date will still go to the commission and council but cannot be folded into the revised draft that goes on the docket that day.
