ALEXANDRIA, Va. - Twenty homes closed in Alexandria last week, ranging from a $251,000 one-bedroom at The Fountains on North Beauregard Street to a $3.4 million house on Kingston Avenue, according to data from Redfin. The average sale price was $910,200 across an average of 1,880 square feet, or a blended $484 per square foot. The median sale price was $805,000.
The market's shape inverted from the week before. Four homes sold for $1 million or more, matching the prior week, but only three sold for less than $500,000 — down from 11, when West End condominiums made up nearly half of all closings. The median rose $205,100 as a result, even as the average fell $66,864. Townhomes and rowhouses carried the week, accounting for 11 of the 20 sales.
The week's most expensive property was also by far its largest. The seven-bedroom, five-and-a-half-bath house at 1301 Kingston Ave. sold Aug. 7 for $3.4 million — 7,430 square feet, more than twice the size of any other home sold last week, at $458 per square foot. Marketed as a 2005 custom rebuild on a non-through street, it was listed in April at $3,495,000 and sold for $95,000 under that price after nearly four months.
Two more detached houses followed. A new five-bedroom at 126 Longview Drive, built by Old Creek Homes, sold for $1,530,000 a month after listing. A semi-detached Old Town rowhouse at 539 S. Columbus St., originally built in the late 1800s and rebuilt in 1986, sold for $1.4 million, or $669 per square foot.
The steepest price per square foot came from Old Town North's newest building, for the second time in three weeks. A 685-square-foot one-bedroom at The Residences at TideLock, 1111 N. Fairfax St., sold for $615,000 — $898 per square foot, the highest rate of the week. A unit in the same 65-home building set the high mark at $867 per square foot in late July. A rowhouse at 1725 Cameron St. in the Parker-Gray Historic District was next at $738.
Del Ray and the blocks around it were the week's busiest corridor. An end-unit at 510 E. Alexandria Ave., steps from The Avenue, sold for $877,500. Both Lynhaven sales closed on the same street — 112 Lynhaven Dr. at $800,000, carrying an assumable mortgage at 3.375%, and 241 Lynhaven Dr. at $760,000. A townhome at Lenox Place at Sunnyside on Charles Avenue sold for $850,000.
Potomac Yard recorded two sales, a four-level townhome at 2007 Main Line Blvd. for $1,170,000 and an end-unit condominium at 1912 Potomac Ave. for $849,000.
At the bottom of the market, the West End again supplied the lowest entry points, though far fewer of them than in recent weeks. A corner unit at Place One on Holmes Run Parkway sold for $350,000, a one-bedroom at Potowmack Crossing on West Abingdon Drive for $262,500, and the renovated one-bedroom at The Fountains for $251,000.
The $877,500 line
The Alexandria Brief reviewed listing histories for all 20 sales. The week split exactly down the middle: 10 homes sold at or above their asking price, and 10 sold below.
The dividing line was price. Every home that sold for more than $877,500 closed below asking. Every home that sold at or above asking was priced under that mark.
The four sales above $1 million gave up between $20,000 and $95,000. The Old Town rowhouse at 539 S. Columbus St. took the deepest cut, listing at $1,490,000 in June and selling for $1.4 million — 94% of asking. The Kingston Avenue house listed at $3,495,000 in April, came off the market briefly in May and closed at $3.4 million.
Below that line, sellers held. Four homes sold for exactly their asking price, including the Kenwood Avenue townhome at $850,000 and the Parker-Gray rowhouse at $675,000. The largest premium went to a one-bedroom at Towngate North on Slaters Lane, which listed at $539,000 in June and sold for $555,000 — 103% of asking. A rowhouse at 625 S. Henry St. sold for $810,000 against a $799,000 list price.
The fastest sale was the Del Ray end-unit at 510 E. Alexandria Ave., under contract four days after listing at $877,500, slightly above asking. The slowest was the Cameron Station townhome at 5013 Waple Ln., listed in late April at $875,000, reduced in June and under contract after 59 days. It sold for $850,000.
Three sellers cut their prices before finding a buyer, and all three still sold below their original asking price. Among the 19 sales with a recorded contract date — the TideLock condominium listed and sold within about two weeks without one posted — the median time from listing to contract was 20 days.
