ALEXANDRIA, Va. - Twenty-three homes closed in Alexandria last week, ranging from a $155,000 studio at Park Place on North Van Dorn Street to a $3.7 million historic townhouse on Duke Street in Old Town, according to data from Redfin. The average sale price was $843,336 across an average of 1,511 square feet, or a blended $558 per square foot. The median sale price was $599,900.
The week belonged to the top of the market. Four homes sold for more than $1.9 million — the previous week's ceiling — and five crossed $1 million in all. Old Town and its surrounding blocks reclaimed the high end after a week away, taking five of the ten priciest sales. The average price climbed $135,556 from the week before, though the median slipped $34,600, a sign the gain came from a handful of large sales rather than a broad move upward. The blended rate carries the same tilt: at $558 per square foot it runs well above the $514 average of the 23 individual sale rates, because the largest homes weigh most heavily in a blended figure.
The week's most expensive property, 516 Duke St., sold for $3,706,999. Marketed as a home built across two lots in 1840 and carrying a scenic and open space easement, the 3,430-square-foot townhouse was listed with three fireplaces, original heart pine floors and two staircases. It sold for $1,081 per square foot.
Second on the list was an unusual offering for Alexandria's high end. A 1918 house at 1803 Orchard St. in North Ridge, set on a 30,447-square-foot lot, sold for $2 million as-is and was marketed as a restoration or redevelopment opportunity aimed at preservationists and builders. At nearly 3,000 square feet above grade, it sold for $679 per square foot.
The steepest price per square foot came from the waterfront. A two-bedroom at the MUSE, 1201 N. Royal St. in Old Town's Arts District, sold for $1,830,000 — $1,139 per square foot, the highest rate of the week. The Duke Street townhouse followed at $1,081. A one-bedroom at The Whitley, 811 N. Columbus St. in Old Town North, sold for $599,900, or $815 per square foot; it is the third unit in the building to close since mid-July as the development continues its sell-through.
The city's western corridors again anchored the bottom of the market. Eleven homes sold for less than $500,000, and nine of those were condominiums near Van Dorn Street, Edsall Road and Landmark. The lowest was a 471-square-foot studio at Park Place, where utilities are included in the condo fee. Units at Forty Six Hundred, EOS Twenty-One, Parc East and Hallmark all closed under $340,000, and two West End buildings that recorded sales the week before — Carlton Place and Alexandria Knolls West — each posted another.
