From $219,000 to $2.9 million: Homes sold in Alexandria last week

ALEXANDRIA, Va. — Thirty-five homes closed in Alexandria in the last week, ranging from a $219,000 one-bedroom at The Fountains to a $2.9 million new-construction house in Beverly Hills, according to data from Redfin. The average sale price was $850,747 across an average of 1,711 square feet, or a blended $497 per square foot. The median sale price was $740,000.

It was the busiest week in the seven the Brief has tracked, with 35 closings against 21 the week before and a previous high of 22 in mid-July. The average fell from $925,276 and the blended rate per square foot dipped from $521 to $497.

The extra volume came from the middle. Ten homes sold above $1 million and 11 sold below $500,000, but 14 closed in between — a band that held only five sales the week before. Condominiums accounted for 20 of the 35 closings, with 11 townhouses and four detached houses, and 18 of the sales were in the 22314 ZIP code covering Old Town and Carlyle.

The week's most expensive sale was 3111 Circle Hill Rd. in Beverly Hills, a seven-bedroom, 7.5-bath house of 6,300 square feet built this year on a 0.32-acre lot. It sold Aug. 31 for $2.9 million, or $460 per square foot, 33 days after listing at $2,950,000.

The steepest rate of the week was at The Whitley in Old Town North, where a two-bedroom at 811 N. Columbus St. sold for $1,152,000, or $836 per square foot. It is the second straight week a unit in the 2026 building has appeared in the roundup, and the listing was entered and closed the same day.

Carlyle Towers accounted for three closings on its own, all condominiums on Jamieson Avenue between $535,000 and $670,000, each selling just below its asking price. Quaker Hill had two, both at exactly the price they opened at.

Listing histories for all 35 sales show sellers holding ground at the top and giving it up lower down. The homes were first posted at a combined $30,513,539 and sold for $29,776,151, or 97.6 percent of original list — close to the 97.3 percent across 17 of last week's 21 sales. Seven sold above their asking price, 10 sold at it and 18 sold below. They averaged 62 days from first posting to closing, with a median of 48.

Time on the market again tracked closely with outcome. Of the 12 homes that closed within 40 days, 11 got at least 98 percent of their opening price and four beat it. Of the eight that took more than 90 days, six sold below.

The exceptions ran in both directions. A house at 805 N. Quaker Ln. in Chapel Hill went under contract two days after listing at $1,599,000, then took nearly four months to settle — closing Aug. 28 at $1,700,000, the largest premium of the week at 106.3 percent of the original ask.

Two townhouses moved the other way and account for most of the week's gap between list and sale prices. A four-story at 400 N. West St. in the Parker Gray Historic District was posted June 27 at $1,199,999, cut twice over July and sold Aug. 27 for $1,000,000 — 83.3 percent of the original ask and a $200,000 markdown, the steepest of the week. A five-bedroom at 500 Gibbon St. in Old Town never reached a formal listing at all: it was posted as coming soon July 30 at $1,200,000, went under contract six days later and closed at $1,025,000.

The longest listing of the week was 6301 Stevenson Ave. #1501, a two-bedroom at Olympus first posted March 13 at $397,000. It was cut twice, withdrawn in May, relisted under a new MLS number and cut again before selling Aug. 26 at $370,000 — 166 days and 93.2 percent of the opening price.

For the second week running, a seller tried to rent a property while it was still for sale. A one-bedroom at 925 N. Fairfax St. in Old Town was listed March 26 at $749,000, went under contract in April and came back on the market. In May the owners listed it for rent at $4,300 a month, cut that to $3,950 in June and withdrew the rental in July. It sold Aug. 28 for $700,000, 155 days after first posting.

Sellers at the bottom of the market took the longest and cut the most. A one-bedroom at 3610 Valley Dr. in Parkfairfax was posted May 20 at $380,000, reduced to $350,000 in June and sold for $320,000 — 84.2 percent after 100 days. A two-bedroom at 504 Bashford Ln. was listed at $435,000 in May, withdrawn, relisted and cut twice before closing at $395,000. A townhouse at 4910 29th Rd. S. in Fairlington Village went through four reductions from $625,000 down to a $565,000 sale over 148 days.

Ten sellers priced their homes at what they got and never moved. Those sales, from a $229,000 one-bedroom at Canterbury Square to a $1,595,000 house on Taft Avenue, closed at exactly their opening ask.

The week's figures sit against a citywide market that has been getting more expensive and slower at the same time. In June, the most recent month for which Redfin has published data, Alexandria's median sale price was $757,862, up 9.4 percent from a year earlier, on 217 sales, down 8 percent year over year. The median time on market was 34 days, five days longer than the June before.
