ALEXANDRIA, Va. - Twenty-four homes closed in Alexandria over the past week, ranging from a $280,000 two-bedroom condo at Highpointe on Edsall Road to a $1.8 million Old Town townhouse built around 1875, according to data from Redfin.
The average sale price was $946,000 and the median was $870,000, across an average of 2,027 square feet, or a blended $467 per square foot.
The top of the market came back. Eleven homes sold for $1 million or more, up from one the week before, when 19 sales averaged $560,316. Eight closed under $500,000, and only five landed in between.
The week's sales came as the broader market cools on volume but not on price. Redfin reports 139 homes sold in Alexandria in August, down 25.2% from a year earlier, while the median sale price rose 9% to $749,990. Homes that sold in August spent a median of 50 days on the market, 13 days longer than in August 2025.
The homes were first posted at a combined $22,892,700 and sold for $22,704,000, or 99.2% of original list, down from 99.4% last week. Five sold above their original asking price, eight sold at it and 11 sold below. They averaged 64 days from first posting to closing, with a median of 55, up from 47 last week.
Speed and price moved together. All seven homes that sold within five weeks of first posting closed at or above their original asking price. Eight of the 11 that sold below asking took more than 50 days.
The top of the market
The week's highest price went to 624 S. Saint Asaph St., a semi-detached Old Town townhouse that sold Sept. 14 for $1,800,000, or $721 per square foot. The listing says the circa-1875 home was part of preservationist Polly Hulfish's restoration work in the 1950s. It first listed July 9 at $1,975,000, was cut to $1,875,000 12 days later and went under contract Aug. 13, closing $175,000 below its original price. The three-bedroom has 2,497 square feet, one off-street parking space and no homeowners association fee.
It edged out a four-unit apartment building at 111 E. Uhler Ave. in Del Ray by $5,000. The building, which went under contract the day it went active Sept. 8 and sold a week later at its full $1,795,000 asking price, has four two-bedroom, one-bath units of about 650 square feet each, and was marketed to investors with rents below market rates.
Two sales tied for third at $1,650,000. A four-level, three-bedroom home at 1845 Potomac Greens Dr. with a two-car garage sold Sept. 15, and a renovated and expanded six-bedroom at 908 W. Taylor Run Pkwy. in Park Ridge sold Sept. 14.
The Taylor Run sale was the week's clearest flip. The house sold in February 2025 for $685,500. After the renovation and addition described in its listing, it went back on the market Aug. 27 at $1,625,000, drew a contract within three days and closed $25,000 over asking, about $964,500 more than it sold for 19 months earlier. A contemporary six-bedroom at 3112 N. Rosser St. in Dowden Terrace, on a half-acre lot and the largest home of the week at 3,930 square feet, rounded out the top five at $1,565,000.
Del Ray, and the value of a lot
Del Ray produced three seven-figure sales. Beyond the Uhler Avenue building, a four-bedroom 1934 home at 414 E. Howell Ave. sold for $1,450,000 on a lot of about 8,625 square feet.
A two-bedroom brick bungalow at 108 Stewart Ave. went for $1,300,000. At 1,586 square feet, that works out to $820 per square foot, the steepest rate of the week and higher than any Old Town sale. The price reflects the land as much as the house: the home sits on a 7,500-square-foot lot, and the listing pitched it to buyers who might add on. Listed at $1,225,000, it sold 29 days later for $75,000 over asking, the largest premium of the week.
Three more homes tied at $1,250,000. An expanded colonial at 3901 Colonel Ellis Ave. in Seminary Ridge sold Sept. 10 as an estate sale after 119 days and two listings, starting in May at $1,299,900. An expanded brick Cape Cod at 2510 Page Ter. in Oakcrest sold as-is Sept. 15, and a detached Old Town home with solar panels at 309 Green St. sold Sept. 14.
In Old Town, a two-bedroom townhouse at 420 S. Pitt St. sold for $1,100,000 Sept. 10. Its listing said the home was on the market for the first time in 70 years, and it drew a contract within five days and sold $25,000 over its $1,075,000 asking price. A townhouse at 504 Tobacco Quay, a 46-home enclave two blocks from the river, sold the same day for $920,000.
The West End held the low end
Every sale under $500,000 was a condominium, and most were in the 22304 ZIP code, which accounted for nine of the week's 24 sales.
Watergate at Landmark on Yoakum Parkway recorded two closings on Sept. 15, a two-bedroom at $342,000 and a 12th-floor two-bedroom at $330,000. At $251 per square foot, the larger of the two was the week's lowest rate. A townhouse-style condo at Stevenson Court sold for $378,000 after two price cuts and a contract that fell through, 94.5% of its original $400,000 price and the lowest ratio of the week, and a one-bedroom at Pointe at Park Center went for $289,000.
For the second week in a row, a seller marketed an assumable VA loan. The listing for 1431 N. Van Dorn St. at Parkside at Alexandria advertised a 2.5% assumable rate for qualified buyers. It went under contract in April at its $445,000 asking price but did not close until Sept. 11, 206 days after it was first posted, the longest of any sale this week. At Seminary Walk, the owners of a three-bedroom on Skyhill Road listed it for both sale and rent before it sold for $430,000.
A renovated one-bedroom in Parkfairfax at 3414 Gunston Rd. went under contract a week after listing and sold for $350,000, $100 over asking.
